Residences at Lullwater Park
Finding the Perfect Balance
by Avery Thibadeau

Classic never goes out of style. As times change, it continues to represent exquisite taste—a classic never loses value because it balances the best of the past with the future. In Atlanta, a growing city filled with new suburbs, the historic Druid Hills neighborhood has long attracted residents with its classical appeal. Known for its expansive lawns, stately homes and proximity to the best Atlanta has to offer, Druid Hills has always been home to many of Atlanta’s most prominent residents. And this tradition will no doubt endure, for alongside its splendid historic homes, a new development in Druid Hills—and a rare find—is on the horizon. The Residences at Lullwater Park, a classic in and of itself, will seamlessly integrate state-of-the-art amenities into its traditionally-styled homes, balancing prime intown living with a beautiful park-like setting.

Developed by Viscaya Development Group, the Residences at Lullwater Park will offer 51 homes by the summer of 2007. Characterized by their antique tumbled-brick exterior, each four-story home will feature gourmet kitchens with Viking appliances, hardwood flooring, granite and travertine surfaces and over-sized master suites, as well as two car garages. Rooftop loggias, about 350 square feet in size, and even in-house elevators are available in many of the residences.

“We’re establishing a niche in luxury town homes,” says John Hogan, founder of Atlanta-based Viscaya Development Group. “We’ve changed all the rules from traditional multi-family developments—residents will have everything here that they would seek in other high-end Druid Hills homes.” The residences, designed by Harrison Design Associates, a renowned Atlanta architecture firm, will feature nine different floor-plans and four different packages, allowing homeowners the opportunity to personalize the homes to their liking.

Although these new homes will artfully blend with their historic neighbors, hidden beneath the surface will be a cutting edge audio/visual system—each home will be pre-wired for state-of-the-art audio/visual needs, with sound and keypads in every room. Living rooms will feature recessed flat-screen TVs, and in the master bathroom, the TV can be viewed through a mounted wall mirror. “The technology is thoroughly integrated as the home is built, which allows it to be both state-of-the-art and inconspicuous,” says Hogan.

Outside, a landscape architect has worked to ensure the park-like element of the Residences from the very beginning. In addition to the carefully preserved existing trees, 170 new trees and a sea of flowers will be planted, benches will be placed, and walking paths will meander throughout. And within walking distance of this urban oasis, Virginia-Highland awaits, filled with fashionable boutiques, hip coffee shops and savory restaurants. The homes will range from the $499s to the $900s, and residents are expected to move in by July 1.

With quality craftsmanship and its highly-desirable, classic Atlanta neighborhood, this is a development for the discerning homeowner. “These homes are not stepping stones for buying a home,” says Hogan. “These homes are feature-rich—they are truly different.”
