Oakland Park
A New Standard for Living Green
by Dennis C. Martin

ABOVE AND BELOW: Oakland Park was built from the ground up using eco-friendly materials and offers unparalleled views of the Atlanta skyline.

Oakland Park, a new condo building on Memorial Drive, sits in the heart of what is becoming one of Metro Atlanta’s trendiest areas. The entire Memorial Drive corridor, from the I-75/I-85 connector to Boulevard, is now being referred to as “Oakland Park.” As a revitalization district, this area is already rich in history and charm, with new shops and housing quickly emerging. It’s also becoming a hot spot for young professionals who want to live near the places where they work, shop and play. But beyond offering a prime location, Oakland Park has taken the concept of “going green” to a new level. It is the first multi-family housing project in Atlanta to receive the LEED (Leadership in Energy and Environmental Design) Silver certification by the U.S. Green Building Council.

Melaver, Inc., a third-generation, sustainable-focused real estate firm and Urban Realty Partners, an Atlanta-based real estate development organization that focuses on well-planned, mixed-use urban developments, have co-developed Oakland Park, working in unison to build a high-performance “green” building that will use less energy over time.

In the spirit of the LEED approach, Melaver and Urban Realty have built Oakland Park with the five key areas of human and environmental health (sustainable site development, water savings, energy efficiency, materials selection and indoor environmental quality) as top priorities. The innovative building, featuring 65 one- and two-bedroom residences starting from the $160s, has been built from the ground up using eco-friendly materials and products. “Interior finishes were chosen with our target buyer in mind— someone who is concerned about reducing his or her environmental footprint but is also looking for an elegantly designed home,” says Simon Tuohy, financial officer and development associate with Urban Realty Partners. Unit layouts were positioned to maximize daylight and highlight the surrounding views afforded by the floor-to-ceiling double-pane, low-emittance operable windows that open for fresh air. Bamboo flooring, high-efficiency Energy Star appliances, low VOC (volatile organic compound) paints, glues and adhesives, carpeting from Shaw’s Green Collection, and European-style highperformance plumbing fixtures are just some of the hallmarks of Oakland Park. In addition, amenities include a fitness center, controlled-access covered parking, a secure lobby entrance, a rooftop sundeck and terrace, and on-site recycling for the residents.

Oakland Park
Located directly across the street from the historic Oakland Cemetery, the Oakland Park development is unique for its unobstructed and sweeping views of the Atlanta skyline. And whether seeking dining or entertainment options, residents of Oakland Park can enjoy the luxury of having the best Atlanta has to offer within easy walking distance. Trendy restaurants such as Stella’s Trattoria and Ria’s Bluebird and nearby attractions such as Zoo Atlanta, the Atlanta Cyclorama & Civil War Museum, and the King Center make Oakland Park an ideal location for those who have grown tired of the long suburban commute. Outdoor activities, including sports, picnics and long walks, can be enjoyed at nearby Grant Park, which offers 131 acres of green space. Residents also have easy access to many of Atlanta’s best sports facilities and venues such as Turner Field, Philips Arena and The Georgia Dome.

With a great location in a vibrant revitalization district and a design that takes “green” to a new level, Oakland Park is a community that new residents should certainly consider.
