TOP AND BOTTOM: Hanover Place homes feature spacious, well-appointed interiors in a choice of 12 floor plans.

Looking to have it all without spending it all? Hanover Place is a great place to call home for those wanting the prestige of an Alpharetta address, but without the higher Fulton County taxes. This 212-unit Bowen Family Homes community falls within the south Forsyth County tax bracket and is completely accessible via three GA-400 highway exits. Alpharetta offers all the allure of the big city without the surface traffic and congestion. Trendy restaurants, boutiques and other establishments are steadily emerging within the city limits. And the new 12,000-seat Verizon Wireless Amphitheatre at Encore Park is the summer home of the Atlanta Symphony Orchestra and regularly hosts big-name artists like the Dave Matthews Band, Kenny Chesney and Chris Tomlin.

“This location is absolutely phenomenal and is a huge factor in the success we are having here at Hanover Place,” says Tracie Shaw, community sales manager for Bowen Family Homes. “The surrounding area has so much to offer. There are three major shopping malls, more than five large golf courses and three hospitals nearby, and Alpharetta has an outstanding parks and recreation system for the entire family to enjoy.”

Location is not the only enviable thing about Hanover Place. At the mouth of the subdivision, homeowners are greeted with a manicured entryway; stone, brick, shingled or traditional exteriors; sodded lots; and three-car tandem garages. Street lights, sidewalks, walking trails, landscaped lawns, and patios and decks make the community ideal for outdoor activities; and as the weather continues to heat up, a neighborhood pool, a mushroom fountain and cabana, a full aquatic center and playground for the children, four lighted tennis courts and a clubhouse are within easy reach.

For those who prefer the comforts of home, spacious interiors with vaulted, sloped or nine-inch ceilings, crown molding, hardwood floors, dual marble vanities, separate showers and garden tubs, wooden-rail staircases, pre-wired security systems, eat-in kitchens with islands, gas cooktops, tile backsplashes and more, are sure to please. Although the four- to six-bedroom home designs vary by plan, certain models feature up to three-and-a-half baths, an owner’s suite on the main level, keeping rooms and optional attic space for an additional bedroom or media room. Models also include Whirlpool kitchen appliances and energy-saving elements such as steel, insulated exterior doors, maintenance-free double pane windows and gas furnace.

The Callaway model was awarded the 2008 Gold OBIE Award for Best Building Design from the Greater Atlanta Homebuilders Association.
